New Home HST Relief Up To $130,000
Ontario’s temporary relief generally applies to eligible builder agreements signed April 1, 2026 through March 31, 2027, with construction generally starting by December 31, 2028 and substantial completion by December 31, 2031. Other eligibility rules apply. It can cover the full 13% HST on eligible homes up to $1 million, provide $130,000 above $1 million through $1.5 million, and provide partial relief above $1.5 million and below $1.85 million. At $1.85 million or more, the existing Ontario rebate of up to $24,000 may still apply.
The separate federal first-time buyer rebate generally applies to eligible builder agreements signed March 20, 2025 through December 31, 2030. It can cover the federal portion up to $50,000 on a qualifying first home valued up to $1 million, with relief tapering to zero at $1.5 million. For builder purchases, construction generally must start before 2031, with substantial completion and transfer before 2036. The home must be your primary residence. Ontario’s separate first-time buyer rebate can cover up to $80,000 of the provincial portion for qualifying buyers under these rules.
The temporary package combines up to $80,000 in provincial relief with relief on the federal portion of up to $50,000. Ontario reduces its affordability top-up by any federal housing rebates you’re entitled to, including the federal first-time buyer rebate. If both Ontario rebates apply, combined provincial relief cannot exceed $80,000 or the provincial HST payable, whichever is less. Check whether the builder credits the rebate or you need to apply separately.
