What documents are commonly requested?
Landlords may request identification, employment and income documents, authorized credit information, references and rental history. The requested package varies by landlord and property.
What if I am new to Canada?
Jas reviews the documents and context available, including employment or other income support and references, to present your application clearly.
How much do I need for first and last month's rent?
For most Ontario residential rentals, budget for first and last month’s rent. First month’s rent covers the first rental period. Last month’s rent is a separate rent deposit that goes toward the final rental period. At $2,000 a month, budget $4,000 for both. Check your lease for when each payment is due. For monthly tenancies covered by Ontario’s Residential Tenancies Act, the deposit is generally capped at one month’s rent. Different rules may apply to exempt rentals.
